Saltgrass at Heron Bay is a collection of 52 single-family homes by Toll Brothers in Parkland, Broward County. It brings new construction to an established gated master-planned setting. The current Toll Brothers collection includes the Mariner, Inlet, Lagoon, Nautilus and Isle designs, with published starting sizes of approximately 2,635 to 4,605 square feet. Four- and five-bedroom layouts and three- or four-car garages are offered across the collection; configurations depend on the design and selected options.

Think beyond square footage when comparing plans. Consider the position of the primary suite, space for guests or a home office, storage, and the connection between the kitchen, gathering areas and outdoor living space. For a home already under construction, confirm which selections are still available rather than assuming every finish can be changed.

• The complete specification: Review included finishes, optional selections and homesite premiums in writing.
• Your timing: Ask for the construction stage and anticipated completion date of the particular home. A quick move-in listing does not necessarily mean a home is ready today.
• Ownership costs: Consider the full budget, including association obligations, property taxes, insurance and maintenance.
