Moving to South Florida? The Executive Relocation Guide | Jennifer Sommers

By Jennifer Sommers | ONE Sotheby's International Realty

Corporate relocation is one of the most significant life transitions a professional will ever navigate. You are not simply changing your address — you are uprooting your family, leaving your network, stepping into an unfamiliar market, and making one of the largest financial decisions of your life, often on a timeline that allows very little room for error.

South Florida is one of the most requested relocation destinations in the country right now. Executives and their families are arriving from New York, Chicago, Boston, San Francisco, and beyond — drawn by Florida's zero state income tax, its extraordinary quality of life, its world-class communities, and a real estate market that consistently delivers exceptional value compared to the markets they are leaving behind.

But relocating successfully — and buying the right home in the right community for your family — requires more than a Google search and a weekend visit. It requires insight, relationships, and a trusted advisor who knows this market from the inside.

I have been that advisor for relocating executives and corporate clients for over 14 years. This guide covers everything you need to know before you buy — neighborhoods, schools, commute realities, lifestyle considerations, timeline, and the critical reasons why working with a luxury specialist makes all the difference.

Why South Florida Is the Corporate Relocation Destination of This Generation

Before we dive into the specifics, it is worth understanding why South Florida has become the destination of choice for so many of America's most successful executives and corporations.

The tax advantage is real and significant. Florida has no state income tax. For a senior executive earning $500,000 or more annually, that single fact represents tens of thousands — sometimes hundreds of thousands — of dollars in annual savings compared to states like New York, California, or Illinois. When you factor in Florida's homestead exemption, which caps annual property tax assessment increases at 3% for primary residents, the long-term financial case for South Florida becomes one of the most compelling in the country.

Major corporations have already made the move. South Florida is no longer simply a lifestyle destination — it is a genuine business hub. In recent years, major financial firms, private equity groups, hedge funds, and technology companies have relocated their headquarters or established significant operations in Palm Beach County and Miami-Dade. When the companies move, the executives follow — and the infrastructure to support a world-class professional life is already firmly in place.

The quality of life is simply unmatched. Year-round warm weather, world-class dining and cultural amenities, proximity to international airports, access to the ocean and Intracoastal, elite private and public schools, and some of the finest residential communities in the country — South Florida offers a quality of life that very few markets anywhere in the world can compete with. Once executives and their families experience it firsthand, the question is rarely "should we move?" It becomes "why didn't we do this sooner?"

Understanding the Market — Palm Beach County, Broward, and Miami-Dade

South Florida is not one market — it is three distinct counties, each with its own character, price points, and lifestyle proposition. Understanding which county and which community is right for your family is the single most important decision you will make in your relocation process.

Palm Beach County — The Preferred Choice for Luxury Executives

Palm Beach County is consistently the top choice for relocating executives and their families — and for good reason. The county offers the perfect combination of genuine luxury, privacy, outstanding schools, and a lifestyle that is simultaneously sophisticated and relaxed.

Within Palm Beach County, the communities I most frequently place executive relocation clients in are:

Boca Raton — The undisputed centerpiece of Palm Beach County's luxury residential market. Boca offers an exceptional range of premier gated communities, outstanding public and private schools, world-class golf and country clubs, and a mature infrastructure that makes the transition from a major northern city feel seamless. Communities like Royal Palm Yacht & Country Club, Seven Bridges, Lotus Palm, Boca Bridges, and Woodfield Country Club represent the full spectrum of luxury living — from waterfront estates to resort-style family communities.

Delray Beach — Just north of Boca Raton, Delray Beach offers a slightly more eclectic and walkable lifestyle centered around the vibrant Atlantic Avenue corridor, alongside stunning luxury residential communities. Executives who want proximity to a genuine downtown dining and cultural scene — combined with the privacy and space of luxury residential living — consistently find Delray an outstanding choice.

Palm Beach Island and Gulf Stream — For ultra-high-net-worth executives seeking the absolute pinnacle of South Florida luxury and exclusivity, Palm Beach Island and the small town of Gulf Stream represent the most prestigious addresses in the region. Properties here range from $5 million to well above $50 million, and the lifestyle is defined by absolute privacy, historic grandeur, and an unparalleled sense of place.

Parkland — Located in northern Broward County but very much part of the greater Boca Raton lifestyle corridor, Parkland deserves special mention for executive families with school-age children. Parkland consistently ranks among the top communities in all of Florida for school quality and family lifestyle, with beautifully maintained gated communities, excellent public schools, and a strong sense of community that makes it one of the most sought-after family relocation destinations in South Florida.

Broward County — Value, Lifestyle, and Connectivity

Broward County sits between Palm Beach and Miami-Dade, anchored by Fort Lauderdale. For executives whose primary office is in Fort Lauderdale or northern Miami-Dade, Broward offers outstanding luxury residential options with strong connectivity and genuine value compared to Palm Beach County's price points.

Fort Lauderdale's Las Olas Isles and Harbor Beach communities offer stunning waterfront living with deep-water dockage — a compelling alternative to Royal Palm Yacht & Country Club for the executive who wants Intracoastal access at a slightly lower price point. Weston, located in western Broward, offers a master-planned luxury community experience with outstanding schools and a strong corporate relocation track record.

Miami-Dade County — International Energy and Ultra-Luxury

Miami-Dade is the most cosmopolitan of the three counties — an international city with a global energy, a world-class arts and culture scene, and some of the most spectacular ultra-luxury real estate in the country. For executives relocating from global financial centers or major international cities, Miami-Dade often feels most immediately familiar.

Coral Gables offers tree-lined streets, Mediterranean architecture, proximity to the University of Miami, and one of the finest collections of luxury homes in South Florida. Pinecrest is consistently ranked among Florida's top communities for schools and family lifestyle. Coconut Grove offers a bohemian waterfront charm that attracts a creative, entrepreneurial executive profile. And Miami Beach — particularly its most exclusive enclaves — continues to attract ultra-high-net-worth buyers from around the world.

Schools — The Decision That Drives the Address

For executive families with school-age children, school quality is consistently the single most influential factor in community selection. Understanding South Florida's school landscape before you choose your neighborhood is absolutely essential — because in this market, your address determines your school district, and your school district can significantly impact your home's long-term value.

Public Schools

Palm Beach County's public school system is among the strongest in Florida, with numerous A-rated elementary, middle, and high schools concentrated in Boca Raton and Delray Beach. Boca Raton Community High School, Spanish River Community High School, and Olympic Heights Community High School are consistently among the highest-performing public high schools in the state. Families relocating from competitive northeastern school districts are frequently pleasantly surprised by the quality of Palm Beach County's top public schools.

In Broward County, Parkland's schools — particularly Marjory Stoneman Douglas High School — are among the highest-rated in the state and are a primary driver of Parkland's extraordinary popularity with relocating executive families.

Private Schools

South Florida's private school landscape is exceptional and gives relocating families outstanding options at every age level. The schools I most frequently discuss with executive relocation clients include:

Saint Andrew's School (Boca Raton) — One of Florida's most prestigious independent schools, offering Pre-K through Grade 12 with an internationally recognized academic program, outstanding athletics, and a genuine college preparatory culture. Saint Andrew's is consistently the first school discussed when I work with executive families relocating to Boca Raton.

Pine Crest School (Fort Lauderdale and Boca Raton) — A highly regarded independent school with campuses in both Fort Lauderdale and Boca Raton, known for academic excellence, strong fine arts programs, and exceptional athletic facilities.

American Heritage School (Plantation and Boca Raton) — One of South Florida's largest and most comprehensive independent schools, with a reputation for rigorous academics and a strong STEM focus. Highly popular with families relocating from academically competitive northeastern markets.

The Benjamin School (Palm Beach Gardens and North Palm Beach) — An excellent independent school option for families settling in northern Palm Beach County.

Grandview Preparatory School (Boca Raton) — A smaller, intimate independent school known for its personalized approach to education and strong academic outcomes.

One critical point that many relocation guides overlook: private school placement timelines in South Florida can be competitive, particularly at the most sought-after institutions. If private school enrollment is a priority for your family, beginning that process as early as possible — ideally before or simultaneously with your home search — is strongly advisable. I routinely connect my executive relocation clients with school admissions contacts as part of my broader relocation service.

Commute and Connectivity — What You Need to Know

South Florida's geography and infrastructure are important factors in choosing the right community — particularly for executives whose work requires regular travel or daily commuting.

Airport access is exceptional throughout the region. Palm Beach International Airport (PBI) serves Boca Raton and northern Palm Beach County with direct flights to major business destinations. Fort Lauderdale-Hollywood International Airport (FLL) is one of the fastest-growing airports in the country and offers outstanding connectivity for both domestic and international travel. Miami International Airport (MIA) is a global hub with direct routes to virtually every major city in the world.

For executives in Boca Raton, Palm Beach International Airport is typically a 20 to 30-minute drive — an extraordinary convenience for those whose professional lives involve frequent travel.

Commute within the region requires honest planning. Interstate 95 and Florida's Turnpike are the primary arteries connecting Palm Beach, Broward, and Miami-Dade counties. Rush hour traffic on I-95 between Boca Raton and Fort Lauderdale or Miami can be significant, and this is a factor I discuss candidly with every executive relocation client. For those whose office is in downtown Miami, living in Boca Raton means a genuine commute. For those whose office is in Boca Raton, Delray Beach, or the southern Palm Beach County corridor, the commute picture is considerably more manageable.

The good news: South Florida's post-pandemic work landscape has shifted significantly toward hybrid and remote arrangements for senior executives — making the commute question less critical than it once was for many of my clients.

The Relocation Timeline — A Realistic Framework

One of the most common challenges executive relocation clients face is underestimating how much time a successful South Florida home purchase requires. Here is a realistic framework:

60 to 90 days before your target move date — Begin your search. This is when you should be engaging your South Florida real estate advisor, beginning your market education, and establishing your priorities. The more lead time you have, the more thoroughly we can search — including off-market opportunities that require relationship-based access and time to surface.

45 to 60 days before your target move date — Active search and showings. For out-of-state clients, I typically recommend planning one focused visit to South Florida — ideally two to three days — during which we conduct a curated series of private showings across your shortlisted communities. I prepare extensively for these visits to maximize your time and ensure you see the full range of what is available at your price point.

30 to 45 days before your target move date — Offer, negotiation, and contract. Once you have identified your property, I manage every aspect of the offer and negotiation process. Florida's standard contract period runs 30 to 45 days from accepted offer to closing, encompassing inspection, due diligence, and financing or cash verification. For clients on compressed timelines, I have successfully managed closings in as few as 21 days.

Moving day and beyond — Settling in. My service does not end at closing. I connect every relocation client with my trusted network of local professionals — interior designers, contractors, property managers, concierge service providers, and community introductions — to ensure your transition into South Florida life is as smooth and enjoyable as possible.

Why Working With a Luxury Specialist Matters for Corporate Relocation

I want to be direct about something that most real estate guides are too polite to say: not every real estate agent is equipped to serve relocating executives and their families at the level this transition deserves.

Corporate relocation at the luxury level requires an advisor who understands the market deeply across multiple communities and price points, who has the relationships to access properties before they hit the public market, who can move quickly and decisively when the right opportunity presents itself, and who understands the unique needs of high-profile clients — discretion, efficiency, and an absolute commitment to getting it right.

It also requires an advisor who can function as a genuine concierge resource — one who can answer not just real estate questions but lifestyle questions, school questions, community questions, and the dozens of other considerations that come with uprooting your life and starting fresh in a new market.

That is exactly what I provide. My background in luxury marketing and brand strategy, combined with 14 years of deep market expertise and my position within the global ONE Sotheby's International Realty network, gives my executive relocation clients a level of service and access that simply is not available through a generalist agent.

A Note to HR Directors and Corporate Relocation Professionals

If you are an HR director, talent acquisition professional, or corporate relocation specialist reading this guide, I want to speak to you directly.

Your relocating executives deserve a South Florida advisor who will represent their interests at the highest level — one who understands the pressure of executive relocation timelines, who can operate with complete discretion, and who will make your organization look exceptional for choosing South Florida as a destination.

I work with corporate relocation programs and HR teams regularly, and I understand the specific requirements and timelines that corporate moves demand. I am happy to discuss how I can serve as your preferred South Florida luxury real estate resource — ensuring that every executive you send to this market has the best possible experience from day one.
