800 New Homes Coming to West Boynton Beach: What the Former Falls Country Club Redevelopment Means for Local Real Estate

West Boynton Beach real estate continues to evolve, and one of the area's most significant proposed residential developments is moving forward on the site of the former Falls Country Club near Jog Road and Hypoluxo Road.

The approximately 168-acre property at 6455 S. Jog Road is planned for redevelopment by GL Homes into a large residential community containing approximately 800 residences—a project that could have a meaningful impact on West Boynton Beach homes, property values, traffic, housing inventory and future development throughout western Palm Beach County.

For anyone considering buying or selling a home in Boynton Beach, Boca Raton or Delray Beach, this is a development worth watching.

What Is Being Built at the Former Falls Country Club?

Current plans call for approximately 800 new residences, including 500 single-family homes and 300 apartments. The development is also expected to include a clubhouse, tennis and pickleball facilities, approximately 35 acres of lakes and roughly 67 acres of open space.

The first residents could potentially arrive in 2027 or 2028, while completion of the entire development could extend into the early 2030s.

This isn't simply another small Boynton Beach new construction community. Adding hundreds of residences to such a large, centrally located parcel has the potential to reshape this section of West Boynton.

Where Is the New West Boynton Beach Community?

The former Falls Country Club property is located at 6455 S. Jog Road, near Jog Road and Hypoluxo Road.

That location is particularly important because it sits within an already established residential corridor surrounded by numerous communities in Boynton Beach and Lake Worth.

It also provides convenient access to major Palm Beach County roadways and is within driving distance of Boca Raton, Delray Beach, Wellington, Lake Worth Beach and West Palm Beach.

For buyers searching for new construction homes in Boynton Beach, the location could provide another alternative to the newer communities that have been developed farther west.

Why Is GL Homes Building in West Boynton Beach?

GL Homes has played a major role in the expansion of luxury and lifestyle-oriented residential communities throughout South Florida.

The developer is already associated with some of the most recognizable newer communities in the Boca Raton and Boynton Beach area, including Lotus, Lotus Palm, Boca Bridges and Valencia communities.

Redeveloping a former golf course also reflects a broader trend we're seeing throughout South Florida: large parcels of land in desirable locations are becoming increasingly difficult to find.

As Palm Beach County continues attracting residents and businesses, strategically located redevelopment opportunities are becoming particularly valuable.

What Could 800 New Homes Mean for West Boynton Beach Real Estate?

The effect could extend well beyond the boundaries of the former Falls Country Club.

New construction can influence the surrounding resale market by introducing newer floor plans, contemporary architecture, modern amenities and updated community facilities.
