Palm Beach County Real Estate Is Surging in 2026: Why Boca Raton, Delray Beach & Boynton Beach Buyers Are Still Moving

If you've been waiting for the South Florida real estate market to dramatically slow down, the latest numbers from Palm Beach County may surprise you.

Despite higher home prices, insurance costs and years of predictions that the Florida housing boom would end, buyers continue purchasing homes throughout Boca Raton, Delray Beach, Boynton Beach, Palm Beach, West Palm Beach and surrounding Palm Beach County communities.

And the luxury market is particularly strong.

In July 2026, Palm Beach County home sales increased 15% compared with July 2025, marking the county's 11th consecutive month of year-over-year sales growth.

Even more significant?

Palm Beach County sales of homes priced at $1 million and above jumped 36.5%.

There were 445 $1 million+ sales in July alone, compared with 326 during the same month last year. Total residential dollar volume reached approximately $2.2 billion for the month, a 41.56% year-over-year increase. (miamirealtors.com)

For anyone considering buying a home in Boca Raton, selling a home in Delray Beach, relocating to Palm Beach County or investing in South Florida real estate, the numbers tell an important story:

Palm Beach County isn't behaving like an average housing market.


Why Is Palm Beach County Real Estate So Strong in 2026?

There isn't one reason.

South Florida continues to benefit from a combination of wealth migration, lifestyle-driven relocation, limited prime real estate, new construction and demand from affluent buyers.

Buyers aren't simply comparing one Boca Raton home with another Boca Raton home anymore.

They're comparing Florida with New York, New Jersey, California, Illinois, Massachusetts and other high-cost markets.

In the first half of 2026, New York represented approximately 34% of reported out-of-state South Florida buyers, followed by New Jersey at 13% and California at 8%. (miamirealtors.com)

That migration continues to influence the Palm Beach County luxury housing market.


Boca Raton Luxury Real Estate Remains a Major Draw

Boca Raton remains one of the most desirable luxury residential markets in South Florida.

Buyers searching for Boca Raton homes for sale have an enormous range of choices, including:

waterfront estates, gated communities, country club homes, new construction, luxury condominiums, Intracoastal properties and family-oriented neighborhoods.

But the upper end of the market is particularly noteworthy.

In July 2026, Boca Raton recorded 32 residential closings of $3 million or more, totaling approximately $203.8 million in sales volume. (palmbeachluxury.com)

That helps explain why searches such as Boca Raton luxury homes for sale, Boca Raton gated communities, Boca Raton waterfront homes and Boca Raton new construction continue to attract buyers from outside Florida.

Where Are Luxury Buyers Looking in Boca Raton?

Some buyers want newer resort-style communities such as Boca Bridges, Lotus Palm and Lotus.

Others prefer established country club communities including St. Andrews Country Club, Woodfield Country Club, Boca West, Broken Sound, Boca Grove, The Polo Club and Stonebridge.

And buyers seeking privacy and larger properties often explore communities such as Long Lake Estates, The Oaks, The Preserve and Royal Palm Yacht & Country Club, among others.

There is no single "best neighborhood in Boca Raton."

The right community depends on a buyer's priorities: location, schools, golf, tennis, pickleball, waterfront access, country club membership, new construction, lot size, privacy and budget.

That's where hyperlocal knowledge becomes extremely important.


Delray Beach Real Estate Is Having an Impressive Year

Delray Beach deserves its own conversation.

The Delray Beach luxury real estate market recorded 47 sales of $3 million or more during the second quarter of 2026, a 27% increase from the prior year.

Luxury properties also went from listing to contract in a median of just 30 days, while the median price per square foot reached $1,148, up 29% year over year. (palmbeachluxury.com)

Buyers continue to be attracted to Downtown Delray Beach, Atlantic Avenue, Delray Beach waterfront homes, Tropic Isle, Seagate and luxury communities west of downtown.

Delray offers something difficult to replicate elsewhere in Palm Beach County: a true beach community combined with a walkable restaurant, shopping and entertainment district.

That combination continues to attract both full-time residents and second-home buyers.


Boynton Beach May Be One of Palm Beach County's Most Interesting Markets to Watch

While Boca Raton and Delray Beach receive much of the attention, Boynton Beach real estate—particularly West Boynton Beach—is undergoing significant change.

New communities and redevelopment projects continue moving westward.

One major example is the planned redevelopment of the former Falls Country Club property near Jog Road and Hypoluxo Road, where approximately 800 new residences have been proposed.

Developments of this scale can affect much more than housing inventory.

They can influence:

  • surrounding home values and resale competition;

  • traffic and commuting patterns;

  • retail and restaurant development;

  • demand for nearby gated communities;

  • and buyer perceptions of West Boynton Beach.

For homeowners wondering "What is my Boynton Beach home worth?", future development should be part of the conversation.

Comparable sales tell us what happened yesterday.

A strong real estate strategy also considers what is coming tomorrow.


South Florida's Ultra-Luxury Market Is Becoming Its Own Economy

One of the most fascinating trends in South Florida luxury real estate in 2026 is what's happening at the very top of the market.

The threshold to enter the top 5% of South Florida single-family sales reached approximately $3.3 million during the first half of 2026.

In Palm Beach County, that luxury threshold was even higher at approximately $4.4 million.

To reach Palm Beach County's ultra-luxury top 1%, the threshold climbed to approximately $14 million. (miamirealtors.com)

And these buyers frequently aren't dependent on traditional financing.

Across South Florida, 88% of $10 million+ transactions during the first half of 2026 were cash purchases. (miamirealtors.com)

This matters because the behavior of an affluent cash buyer is very different from that of a traditional mortgage-dependent buyer.

Interest rates may influence the overall housing market, but they don't necessarily determine whether a $10 million cash buyer purchases a South Florida estate.


Are New Construction Homes in Boca Raton and Palm Beach County Still in Demand?

Absolutely—but buyers need to compare new construction carefully.

Searches for new construction homes in Boca Raton, new construction in Boynton Beach, new homes in Delray Beach and Palm Beach County new construction communities remain important because many relocating buyers want:

  • contemporary architecture;

  • hurricane-impact windows;

  • newer roofs;

  • modern kitchens;

  • smart-home technology;

  • resort-style amenities;

  • pickleball and tennis;

  • clubhouses and fitness centers;

  • and less immediate renovation work.

However, "new" doesn't automatically mean "better value."

Buyers need to consider builder upgrades, lot premiums, HOA fees, club dues, resale restrictions, construction timelines and competing resale inventory.

A beautifully renovated resale home in an established Boca Raton neighborhood may sometimes provide better value than new construction—and sometimes the reverse is true.

Should You Buy a Home in Boca Raton in 2026?

The answer depends much more on the individual property than on a national housing headline.

One of the biggest mistakes buyers can make is hearing that "Florida real estate is down" or "Florida inventory is up" and assuming that applies equally to every home.

It doesn't.

A renovated waterfront home in Boca Raton, an older country club property requiring a new roof, a luxury Delray Beach home and a new construction property in West Boynton Beach are effectively four different markets.

Even within the same gated community, two homes can have dramatically different values based on:

lot location + renovations + roof age + impact windows + view + floor plan + membership + condition + seller motivation.

That's why I believe buyers should analyze the specific micro-market, not simply "the Florida market."


Is 2026 a Good Time to Sell a Home in Boca Raton or Delray Beach?

For certain properties, it can be an excellent time.

But buyers have also become more sophisticated.

Homes that are properly positioned, professionally marketed and realistically priced can receive very different responses than properties that enter the market at an aspirational price.

Luxury buyers have access to enormous amounts of information.

Your marketing strategy therefore needs to answer a simple question:

Why should someone choose your home over every other property available?

Professional photography is no longer enough.

Luxury marketing increasingly requires a combination of digital exposure, social media, video, targeted advertising, database marketing, global reach, agent relationships and local expertise.


What If the Home You Want Isn't for Sale?

This is one of my favorite parts of real estate.

The MLS isn't the entire market.

If my buyer knows exactly where they want to live, I don't necessarily stop because Zillow or the MLS shows nothing available.

I actively look for off-market properties in Boca Raton, Delray Beach, Boynton Beach and surrounding Palm Beach County communities.

That may include reaching out directly to homeowners, leveraging relationships and identifying owners who might consider selling even though their property isn't publicly listed.

Some of the best real estate opportunities never begin with a "For Sale" sign.

Condo vs. single-family home
Full-time residence vs. second home

The right answer is different for every buyer.

A $3 million budget can produce dramatically different lifestyles depending on where and how you spend it.
