Pompano Beach’s transformation continues — and another piece of older Florida real estate could soon make way for modern luxury living.

A new five-story boutique residential building is proposed for 3204 NE 5th Street, just an approximately 800-foot walk from the beach.

The project would replace a multifamily property dating back to 1953 with just five upscale residences, giving it a distinctly private, low-density feel.

What’s Planned?

Designed by Coronel Associates, the contemporary building is expected to feature glass balconies, wood architectural accents, covered parking, elevator access and a private rooftop terrace.

The residences would range from one-bedroom-plus-study layouts to two-bedroom homes, with the largest residence spanning the upper levels and featuring its own rooftop outdoor space.

The project is currently moving through the City of Pompano Beach development review process and has not yet received all approvals necessary for construction.

Another Sign of Pompano Beach’s Evolution

The bigger story is what's happening around it.

Pompano Beach has been experiencing a wave of redevelopment as older properties — particularly those close to the ocean — make way for newer luxury residences, condominiums and boutique projects.

For buyers, Pompano increasingly offers an interesting alternative to neighboring Fort Lauderdale, Lauderdale-by-the-Sea, Highland Beach and Boca Raton, particularly for those looking for newer construction near the water.

And for existing property owners, projects like this are worth watching. New construction can gradually change the character, housing inventory and perceived value of surrounding neighborhoods.

This proposed five-residence building may be small, but it's another sign that Pompano Beach's barrier island continues to evolve.
