The New Guard of West Palm Beach: Inside Its Emerging Private-Club Scene
West Palm Beach is stepping confidently into a new era of luxury—one defined not only by striking waterfront residences and acclaimed restaurants, but by a sophisticated collection of private clubs designed for a new generation.
For decades, Palm Beach Island held an almost unrivaled position at the center of South Florida’s private-club culture. Today, a new landscape is taking shape across the Intracoastal. West Palm Beach is welcoming intimate waterfront retreats, elevated rooftop lounges, wellness-driven destinations and highly specialized clubs centered around culture and automotive collecting.
For Jennifer Susanne Sommers, Global Real Estate Advisor with ONE Sotheby’s International Realty, this evolution is another indication of West Palm Beach’s growing prominence among affluent buyers, entrepreneurs and executives seeking both refined residences and a beautifully curated way of life.
The Cove Club
Set along North Flagler Drive, The Cove Club brings a private resort sensibility to the West Palm Beach waterfront.
Members enjoy a secluded beach, resort-style pool, coastal dining, thoughtfully curated events and relaxed waterfront hospitality. Its intimate setting offers the rare feeling of an escape while remaining moments from downtown and Palm Beach Island.
Bellini Rooftop
Planned for the upper level of Mr. C Hotel & Residences West Palm Beach, Bellini Rooftop is envisioned as an elegant private members’ lounge with panoramic views stretching across the city, Intracoastal and Atlantic Ocean.
The concept is expected to blend Italian dining, gracious hospitality, cocktails and private gatherings in a setting inspired by the timeless sophistication associated with the Cipriani family.
Its debut remains connected to the completion of Mr. C Hotel & Residences, making it one of the city’s most anticipated future social destinations.
Court Club
Court Club introduces a contemporary interpretation of traditional club life—one centered around wellness, movement and meaningful connection.
The planned private club is expected to feature tennis, pickleball and padel courts, an 80-foot lap pool, fitness and recovery facilities, dining, a terrace bar, workspaces and year-round social programming.
With family activities, tournaments and culinary experiences also envisioned, Court Club is designed to function as a true day-to-evening lifestyle destination.
BIBA Social Club
BIBA Social Club is taking shape at the historic Hotel Biba property on Belvedere Road.
The private club and boutique hotel concept will celebrate dining, culture, entertainment and hospitality within an atmosphere inspired by the understated glamour of the French Riviera.
Rather than relying on formality alone, BIBA is being positioned as refined yet inviting—a private gathering place with a strong sense of style, history and belonging.
The NORA Private Club
Within the NORA District, a restored 1925 warehouse at 925 North Railroad Avenue is planned to become home to a still-unnamed private members’ club.
Separate from The Nora Hotel at 1135 North Railroad Avenue, the multi-level club is expected to feature private dining, meeting areas, workspaces and social programming. A restaurant on the ground floor is anticipated to welcome the public, while the upper levels will be reserved for members.
The club will add another layer of exclusivity to NORA’s transformation into a walkable district for dining, wellness, fashion, hospitality and design.
Stephen Ross’s Palm Harbor Marina Club Project
Related Ross, led by Stephen Ross, has proposed a significant new private-club destination beside Palm Harbor Marina.
Current plans envision an approximately 59,000-square-foot, four-story waterfront property with private members’ spaces, restaurants, retail, a rooftop pool, spa, fitness facilities and business amenities.
Although the project remains proposed and an official name has not been announced, its waterfront setting and ambitious scale could make it one of downtown West Palm Beach’s most prominent social addresses.
Palm Beach Auto Haus
Palm Beach Auto Haus brings an entirely different expression of luxury to the city.
Planned by Newgard Group at 2500 North Florida Mango Road, the automotive condominium and private members’ club is being created for discerning collectors and enthusiasts.
The project is expected to include 20 privately owned automotive studios, padel courts, coworking lounges, a café, fitness amenities and driving-related experiences—pairing the privacy of a collector’s garage with the hospitality of a modern club.
The Proposed 201 Arkona Court Cultural Club
Near the Norton Museum of Art, plans for a highly exclusive residential tower at 201 and 203 Arkona Court include a proposed private cultural club.
The early-stage concept pairs approximately 16 full-floor residences with a private club designed to complement the surrounding arts district. No official name or confirmed opening date has been announced.
If realized, the project could create an especially intimate intersection of luxury residential living, culture and private membership.
A New Expression of West Palm Beach Luxury
The arrival of these clubs reveals something larger about West Palm Beach.
Luxury buyers are increasingly looking beyond the walls of a residence. They want access to exceptional dining, wellness, recreation, culture and private spaces that create a genuine sense of community.
West Palm Beach is responding with a club scene that feels distinctly its own: polished but contemporary, exclusive yet experiential, and deeply connected to the city’s waterfront, cultural institutions and emerging neighborhoods.
Jennifer Susanne Sommers provides buyers and sellers with informed guidance throughout West Palm Beach, Palm Beach, Boca Raton, Delray Beach and South Florida’s most desirable luxury markets.
Opening dates, amenities and development plans remain subject to change. Prospective members should confirm current information directly with each club or developer.
