Boca Greens Golf Course Under Contract to GL Homes: What Homeowners Need to Know

A potentially significant real estate development is unfolding in Boca Greens and West Boca Raton.

According to a communication distributed to Boca Greens homeowners, Emerald Empire has signed a contract to sell the Boca Greens Golf Course to GL Homes.

For Boca Greens residents, prospective buyers and homeowners throughout West Boca, the news naturally raises one major question:

What could happen to the Boca Greens Golf Course property next?

Right now, however, there is an important distinction homeowners should understand:

The Boca Greens Golf Course has not been sold. According to the homeowner communication, the property is under contract.

That means there is still a transaction that would need to reach closing.

And at this stage, there has been no verified public announcement detailing what GL Homes ultimately intends to do with the Boca Greens Golf Course property.

What We Know About the Boca Greens Golf Course

According to the communication sent to Boca Greens homeowners, Emerald Empire remains the owner of the golf course unless and until a sale closes.

The communication also indicated that the period between signing a contract and completing a transaction can take time.

The Boca Greens HOA Board stated that it intends to begin discussions with representatives of GL Homes and its legal team regarding the community's rights and interests under existing agreements, including the July 22, 2020 Declaration of Restrictive Covenant referenced in the homeowner communication.

One of the characteristics that has historically distinguished Boca Greens from many traditional Boca Raton country club communities is its golf arrangement.

Unlike many mandatory-membership country club communities, Boca Greens has been marketed as offering residents access to golf on a pay-to-play basis without requiring homeowners to purchase a traditional mandatory golf equity membership.

For some buyers, that combination has been particularly attractive:

Gated community.

Golf and lake views.

Single-family homes.

West Boca Raton location.

No traditional mandatory country club membership.

Any significant change involving the golf course therefore deserves the attention of both existing homeowners and prospective Boca Greens buyers.

Is GL Homes Planning to Build Homes on the Boca Greens Golf Course?

There is currently not enough verified information to say that.

This is probably the biggest question circulating among homeowners, but a purchase contract is not the same thing as an approved development plan.

First, does the transaction actually close?

Second, what does GL Homes publicly say about its intentions for the property?

Third, what protections or restrictions exist under Boca Greens' governing documents, agreements and restrictive covenants?

Fourth, would any proposed change require zoning, land-use or other governmental approvals?

And finally, what role, if any, would the HOA and surrounding homeowners have in that process?

Those developments will provide far more meaningful information than speculation about what might happen.
