The South Florida Daily Edit: 6 Things You’ll Want to Know Today 👀

Okay, there is A LOT happening around South Florida right now.

A huge company is making a major move in Boca. 358 residences could be coming to Delray. Several blocks of West Atlantic are in play. There's a pretty major waterfront proposal in Jupiter. West Palm's luxury boom keeps getting bigger. And the latest Manalapan/Jupiter Island home-value numbers are kind of crazy.

I spend way too much time digging through local news, city agendas, planning applications and development announcements anyway 😂 — so I figured I'd start putting the things I actually find interesting in one place.

Here are the 6 things I'd be sending to my friends today.

1. 👀 What Is Going to Happen to This MASSIVE Boca Property?

This one immediately caught my attention.

Fiserv is taking approximately 254,000 square feet at BRiC, the former IBM campus at 5000 T-Rex Avenue in Boca Raton. The news was reported September 24.

But here's why I'm really watching it:

The entire property is approximately 124 acres.

Related Ross recently acquired the campus, and a property that large in Boca doesn't change hands without getting my attention.

Fiserv's move is confirmed. What happens with the rest of the property over time is the part I'm curious about.

And I'm definitely going to be watching for new plans or filings.

Send this one to someone who remembers when this was the IBM campus.

2. 🏗️ 358 New Residences in Delray?!

This is going to get people talking.

A project called Easton at Atlantic is proposed for 160, 190 and 220 Congress Park Drive, near Atlantic Avenue and Congress.

The plans include:

352 apartments + 6 townhomes = 358 residences.

There's also an eight-level parking garage.

The project is scheduled to go before Delray Beach's Planning and Zoning Board on September 28.

Before anyone says “They're building 358 apartments!” — this is still a proposal going through the approval process.

But 358 residences is significant.

Would you want this near Atlantic & Congress?

I have a feeling people are going to have opinions on this one.

3. 👀 If You Think West Atlantic Has Changed Already… Watch These 3 Blocks

This might actually be the Delray story I'm most interested in.

The 600, 700 and 800 blocks of West Atlantic Avenue are part of redevelopment discussions at the Delray Beach CRA.

There's an unsolicited proposal involving the 600 block, and the CRA is also discussing how to move forward with potential redevelopment involving the larger area.

Again — nothing has been approved.

And that's exactly why I'm telling you about it now.

I don't want to tell you what's happening after construction starts.

I want us watching before everyone starts asking:

“Wait… what are they building there?”

If you live in Delray, I'd keep an eye on this stretch of West Atlantic.

4. 🌴 Hotel + Marina + Restaurants + Residences in Jupiter?

This one was interesting enough that I went outside my usual Boca/Delray bubble.

The Town of Jupiter has posted public-hearing information for a proposed project at 961 and 997 N. A1A.

The roughly 10.5-acre proposal involves a hotel, restaurant, retail, multifamily residences and a marina, along with requested land-use and zoning changes.

It's still going through the public process, so this is not an approved development.

But come on...

Hotel + restaurants + residences + a marina on A1A?

That's one I'm following.

5. ✨ West Palm Is Looking More and More Like a Serious Luxury Market

Every time I turn around lately, there's another luxury announcement in West Palm.

One I'm watching is Maison d'Or, a planned waterfront condominium at 3705 S. Flagler Drive.

The project is planned as a 19-story building with only 39 residences, and new architectural details were released this week.

Some residences are expected to exceed 10,000 square feet, with views across the Intracoastal toward Palm Beach Island.

Only 39 residences in 19 stories tells you exactly what market they're going after.

West Palm has changed dramatically already.

But I really don't think we're finished watching this transformation.

6. 🏡 These Palm Beach County Home-Value Numbers Are WILD

This might be my favorite statistic of the day.

New analysis of Zillow Home Value Index data puts Manalapan among Florida's biggest one-year home-value gainers by dollar amount.

The typical value was reported at nearly $3.8 million, up roughly $303,000 — or 8.7% — year over year.

And Jupiter Island was at the very top of the statewide analysis.

That's a pretty good reminder of why I cringe a little whenever someone says:

“How's the Florida real estate market?”

Which Florida market?

Manalapan?

Boca waterfront?

West Boca?

Palm Beach Island?

Parkland?

Downtown Delray?

They can behave completely differently.

One important note: Zillow's Home Value Index is an estimate of a typical home's value. It isn't the same as median closed-sale price or an appraisal.

So… I'm Making This a Thing.

I'm calling it The South Florida Daily Edit.

Not necessarily every single day—because I'm not going to post six boring stories just to have something to post.

But when there's enough happening that I find myself texting people saying “Did you see this?!”, I'm putting it here.

I'll be watching Boca Raton, Delray Beach, Palm Beach Island, West Palm Beach, Manalapan and Parkland most closely.

But if something juicy is happening in Jupiter, Palm Beach Gardens, Boynton, Lake Worth Beach, Highland Beach, Deerfield, Lighthouse Point, Hillsboro Beach, Pompano, Southwest Ranches or somewhere nearby?

It's fair game.

Restaurants opening. Restaurants closing. Huge real estate deals. New developments. Private clubs. Hotels. Golf courses. Luxury stores. Waterfront projects. Neighborhood changes. And especially those planning applications nobody seems to notice until months later.

Basically:

What's coming.
What's changing.
And what are we all going to be talking about next?
