The South Florida Daily Edit: 6 Things You’ll Want to Know Today 👀

Okay, apparently South Florida did not take the weekend off. 😂

Yesterday I shared the first South Florida Daily Edit, and I already have another round of things I would absolutely be texting to my friends.

And no — we’re not recycling yesterday’s stories.

Today we have a pretty major development proposed in downtown Boca, Maman finally has an opening date, another restaurant quietly making moves in West Boca, doughnuts you can actually get today, and a $150 million Palm Beach hotel deal that gets a lot more interesting once you look at who bought it.

Here are the six things I think are worth knowing today.

🏗️ 1. Wait… Another Big Project Could Be Coming to Downtown Boca

Procacci Development Corp. has proposed a mixed-use project at 51 and 95 S. Federal Highway in downtown Boca Raton, where the developer’s headquarters and a retail building dating to 1948 currently sit.

And one of the more unusual details in the plans?

Valet-only car elevators.

Yes. Car elevators.

This is still a proposal, so we’re not talking about something that is breaking ground tomorrow. But it’s another property I’m adding to my downtown Boca watch list.

Federal Highway through downtown Boca continues to evolve, and every redevelopment has the potential to change not only the skyline, but how people live, work, shop and move through downtown.

PROPOSED — I’ll keep you posted as this one moves through the process. One more Downtown project?!

🥐 2. WEST BOCA — We Finally Have a Date

This is the update a lot of Boca people have been waiting for.

Maman is officially opening at Shadowood Square on October 6.

The new café will be located at 9959 Glades Road in West Boca.

If you know Maman, you know the vibe — the French-inspired café and bakery has become known for coffee, pastries, brunch and those instantly recognizable interiors.

But I think the bigger story here is what's happening around it.

Shadowood Square is undergoing a much larger transformation, with new retailers, improved walkability, green space and additional openings expected to continue into 2027.

Why I care: For years, so much of the buzz around new restaurants and lifestyle concepts seemed to happen farther east.

That’s changing.

West Boca is getting more interesting very quickly — and I’m tracking what comes next.

🥟 3. And West Boca May Be Getting a New Dim Sum Spot

Here’s another one that hasn’t even reached the giant COMING SOON sign stage yet.

A plan review and initial application has been submitted for Nana’s Dim Sum & Dumplings at 9690 Glades Road in Boca Raton. WhatNow

Nana’s serves dim sum, dumplings, buns, noodles, fried rice and other Chinese dishes and currently lists locations in Colorado, New York and Oklahoma. WhatNow

But there’s an important distinction here:

This is still in the planning/application stage. An opening date has not been announced.

And this is exactly the kind of thing I want to include in the Daily Edit.

Sometimes the first sign of what’s coming to Boca isn’t a press release.

It’s a planning application. 👀

🍩 4. This One Isn’t “Coming Soon” — It’s Opening TODAY

Okay, enough proposals.

Parlor Doughnuts is celebrating its Boca Raton grand opening today and tomorrow — September 26 & 27 — from 8 AM to 4 PM. Parlor Doughntus Coffee Breakfast

Parlor is known for its layered doughnuts — think somewhere between a traditional doughnut and a flaky pastry — and this is its first Palm Beach County location. Boca Raton Magazine

Why I care: It’s in Plaza Real. It’s food. It’s Boca.

And apparently I’m now personally responsible for knowing every time a doughnut shop opens. 😂

🍩 GRAND OPENING TODAY — SEPTEMBER 26

🌊 5. This $150 Million Palm Beach Hotel Sale Just Got MUCH More Interesting

This might actually be my favorite real estate story today.

Fort Partners has acquired the 134-room Tideline Palm Beach Ocean Resort & Spa for $150 million. CoStar

On its own, that’s a significant Palm Beach hotel sale.

But here’s where it gets interesting.

Fort Partners already owns the Four Seasons Resort Palm Beach immediately next door. Commercial Observer

And if the name Fort Partners sounds familiar, there’s a reason.

Its South Florida portfolio includes The Surf Club in Surfside, as well as Four Seasons hotel-and-residential properties in Fort Lauderdale and Miami. CoStar

The Surf Club is the part that immediately made me pay attention.

Fort Partners redeveloped the historic Surf Club property into the Four Seasons Hotel at The Surf Club and ultra-luxury residences — a hotel-and-residential combination that became one of South Florida’s best-known luxury projects.

So now look at Palm Beach.

Fort Partners already owns the Four Seasons Resort Palm Beach.

And it has now purchased the oceanfront hotel directly beside it.

So… could something bigger eventually happen here?

That’s the question I’m watching.

And I want to be very clear: there has been no announced plan to turn Tideline into Four Seasons residences or create another Surf Club-style project.

So I’m definitely not saying that’s happening.

But when a developer with Fort Partners’ track record buys the hotel next door to a Four Seasons property it already owns, I pay attention.

Why I care: This is the kind of real estate story I love following. The sale tells us what happened. The location, ownership and developer’s history tell us what might be worth watching next.

🥪 6. SoSo Is Getting Another New Food Spot

And we’re ending today in West Palm Beach’s SoSo neighborhood, which continues to quietly become one of my favorite areas to watch.

Parma Palm Beach, a new Italian-inspired café from Joseph J. Acierno — whose family is behind Joseph’s Classic Market — is expected to open at 7170 S. Dixie Highway this fall. WhatNow

And this isn’t another Joseph’s location.

Parma is being developed as its own concept, with a menu expected to include sandwiches, chopped chicken wraps, salads, pastries, smoothies and coffee.

The focaccia will be made in-house, while several local businesses are also involved: Bread by Johnny is expected to supply sourdough hoagies, Lingonberry Café will provide pastries, and Floridian Coffee Roasters is creating an Italian-style roast for Parma. WhatNow

It will also have indoor seating and a pickup window.

Why I care: South Dixie through SoSo keeps getting better. Rather than one giant transformation, we’re watching individual restaurants, cafés and neighborhood businesses gradually change the corridor.

So… The Daily Edit Really Is Becoming a Thing 😂

Day two, and I already understand why I wanted to start doing this.

Because South Florida changes constantly.

One minute I’m reading about a proposed building with car elevators in downtown Boca.

Then Maman finally gives us an opening date.

Then I find a dim sum application on Glades.

Then we’re talking about doughnuts.

And suddenly I’m down a rabbit hole wondering what the developer behind The Surf Club could eventually have in mind after spending $150 million on the hotel next door to its Four Seasons in Palm Beach.

That is The South Florida Daily Edit.

I’m watching Boca Raton, West Boca, Delray Beach, Palm Beach, West Palm Beach, Manalapan and Parkland most closely — but if something interesting is happening nearby, it’s fair game.

What’s opening. What’s closing. What’s being built. What’s being proposed. What’s changing. And what are we all going to be talking about next?
