6 Things You’ll Want to Know Today | September 28, 2026
I spend way too much time looking through local news, development filings and what’s coming soon, but honestly, I love finding things before everyone is talking about them.
And there are a few really good ones today.
A new restaurant may be coming to Avenir, one of my favorite home stores just opened in Boca, Atlantic Crossing is making changes, and there’s a very interesting $5 million detail buried in a West Palm Beach development story.
Here are the six things I think are worth knowing today.
1. Something new may be coming to Avenir
A recent Florida licensing record shows Smoke & Maple Gastropub connected to space at 12325 Northlake Boulevard in Palm Beach Gardens, near Avenir.
There’s already licensing activity associated with the address, which is usually exactly the kind of early clue I like to find.
No opening date yet, so I’m putting this one on my list to watch.
What’s interesting to me is how quickly the entire Northlake/Avenir area is changing. Every time I’m out there, it feels like another restaurant, retailer or service is on the way.
I’ll keep you posted when I find out more.
2. ABC Carpet & Home is back — and it chose Boca
If you remember ABC Carpet & Home, you’ll understand why I was excited about this one.
The iconic New York home store has returned to South Florida after an eight-year absence and opened an approximately 18,000-square-foot, two-story showroom at 601 N. Federal Highway, across from Mizner Park.
Furniture, rugs, décor, vintage pieces and interior design services — basically somewhere I should probably not be left unattended.
But the location is what I find really interesting.
There is so much happening around downtown Boca and Federal Highway right now, and having another recognizable luxury brand choose Boca adds to the momentum.
3. Atlantic Crossing is making changes to Phase II
Another interesting one from the Delray planning agenda.
The developers of Atlantic Crossing at 777 E. Atlantic Avenue are requesting modifications to Phase II.
The proposed changes would reduce the residential count from 328 residences to 317 and modify the exterior elevations of two buildings.
It may not sound huge, but Atlantic Crossing has already changed the eastern end of Atlantic Avenue so much that I’m interested in anything that changes what the next phase will ultimately look like.
For now, these are proposed modifications, not final approvals.
4. Something may be changing at Delray Place
This one is going on my watch list.
The owner of Delray Place at 1801 S. Federal Highway is asking Delray Beach to amend the shopping center’s existing Special Activities District.
The requested changes involve its allowed uses, development standards, sequencing plan and master development plan.
And before the rumors start — there has been no announcement that Delray Place is being demolished or replaced with apartments.
That’s not what this filing says.
Right now, the owner is asking to modify the special zoning framework that already governs the property.
But these are exactly the filings I like to follow because sometimes the paperwork changes long before we learn what ultimately may be planned for a property.
I’ll be watching this one.
5. The $5 million detail in this West Palm project caught my attention
If you’ve been following my Daily Edit, you already know I think downtown West Palm Beach is one of the most interesting places to watch in South Florida right now.
The developer behind West Palm Point, the 25-story office tower under construction at 801 S. Dixie Highway, is asking the city for more time to complete it.
The current required completion date is June 2027.
The requested new deadline is January 1, 2029.
But here’s the part that caught my attention:
Under the proposed agreement, if the building still hasn’t received its certificate of occupancy, the developer could begin paying the city approximately $5 million annually starting in 2028.
The project itself is substantial — more than 400,000 square feet of planned office space, ground-floor retail and a 10-story parking garage.
The project isn’t cancelled. It’s still under construction. This is a request for additional time.
6. Field of Greens just opened at Avenir
And speaking of Avenir…
Field of Greens is officially open.
The restaurant is known for salads, bowls, wraps, smoothies and juices, and this is the company’s 11th location.
But I think the bigger story is what is happening around it.
Avenir is gradually becoming much more than a collection of new neighborhoods. Restaurants, retail and services continue filling in around the residential communities, and that changes what it actually feels like to live there.
If you haven’t driven down Northlake Boulevard toward Avenir lately, you may be surprised by how much is happening.
That’s today’s edit.
One thing I’ve learned from doing this every day: the most interesting South Florida stories don’t always start with a press release.
Sometimes it’s a restaurant license.
Sometimes it’s a planning application.
Sometimes it’s a small change buried in a city agenda.
And sometimes that’s where you get the first hint of what’s coming next.
