The South Florida Daily Edit: 6 Things I’m Watching Today — September 30, 2026
South Florida moves fast, and today’s Daily Edit has everything from a $38.2 million Downtown Delray deal to a nearly $25 million new East Boca listing, a Hamptons favorite arriving in West Palm and millions being spent on future redevelopment in Boynton Beach.
Here are the six stories that caught my attention today.
1. $38.2 Million for 0.38 Acres on Atlantic Avenue
This is the number that stopped me today.
Redfearn Capital was the highest bidder at $38.2 million for 105 + 111 E. Atlantic Avenue in Downtown Delray Beach.
And these aren't massive parcels. Together, they total just 0.38 acres, with approximately 23,290 square feet of retail, restaurant and office space. The properties are home to familiar Atlantic Avenue businesses including Tramonti, Sloan’s and Geronimo.
The sale happened earlier this month, but the buyer and final price were newly reported.
$38.2 million for 0.38 acres. That tells you a lot about the value being placed on prime Downtown Delray real estate right now.
I’ll be watching closely to see what happens with these properties next.
2. $22.5 Million Boca Waterfront Estate Sells
Another major Boca Raton luxury sale is on the books.
Aviation executive Salvatore Calvino sold his Boca Raton waterfront mansion for $22.5 million—and the next move is almost as interesting as the sale itself.
The sellers reportedly purchased a roughly $20 million waterfront home in West Palm Beach.
I talk a lot about people moving to Palm Beach County, but at the luxury level we're also seeing plenty of movement within Palm Beach County.
Boca to West Palm. Palm Beach to Manalapan. Delray to Boca.
Our luxury markets are increasingly connected.
3. Boynton Beach CRA Is Quietly Buying Up Land
This is exactly the kind of story I like to catch early.
The Boynton Beach Community Redevelopment Agency has acquired five properties for more than $5.1 million, including key parcels positioned around the gateway into downtown.
Why?
Future redevelopment.
There isn't a specific new project announced for all of this land yet, which is important to point out. But when a CRA starts assembling properties in strategic locations, I pay attention.
Sometimes the real estate story begins long before the rendering appears.

4. The Hamptons-to-Palm Beach Pipeline Continues
If it feels like another New York or Hamptons favorite arrives in Palm Beach County every week, you're not imagining it.
BuddhaBerry is opening at CityPlace in West Palm Beach, marking the popular Sag Harbor and Southampton frozen-yogurt concept's first location outside New York.
BuddhaBerry is known for frozen yogurt with an enormous selection of toppings, along with smoothies, coffee, bubble tea, crepes and waffles.
But I'm more interested in what the opening represents. They Opened their doors today! Cant wait to try it.
West Palm continues attracting the restaurants, brands and lifestyle concepts familiar to the New York/Hamptons crowd—and that says something about who's spending more time here.
5. A Nearly $25 Million Listing Hits East Boca
Here's one for my Boca real estate people.
521 NE Spanish Trail has hit the market at $24,999,999. Check out the amazing property here.
The waterfront property sits in one of East Boca's most desirable locations, putting another significant luxury listing into a market where new and substantially renovated waterfront homes continue commanding serious numbers.
At nearly $25 million, this is another one I'll be watching—not only for whether it sells, but where the market ultimately values it.
6. Mizner Country Club Completes a $7 Million Renovation
The country club renovation race continues.
Mizner Country Club in Delray Beach has completed an approximately $7 million clubhouse renovation, including a reimagined One Mile Bar & Grille and new covered outdoor terrace.
The project also included updates to other dining and club spaces.
Why do I think this matters?
Because when buyers compare Boca and Delray country club communities, they're increasingly comparing much more than the golf course and the house.
Dining. Wellness. Pickleball. Social spaces. Outdoor living. Clubhouses.

What Stands Out to Me Today
For me, it's the $38.2 million Atlantic Avenue deal.
Paying that much for less than half an acre in Downtown Delray is a pretty powerful statement about where investors believe the value is.
But zoom out and today's six stories actually tell a bigger story.
Delray real estate is commanding enormous numbers. Boca's luxury market continues producing eight-figure sales and listings. Boynton is assembling land for what's next. West Palm keeps attracting New York and Hamptons brands. And private country clubs continue spending millions to compete for the next generation of members.
That's why I started The South Florida Daily Edit.
There is so much happening between Boca, Delray and Palm Beach that it's easy to miss the stories that may actually tell us where the market is going next.
