A Boca Raton condo’s monthly association fee is only part of its cost. Before buying, compare the operating budget, reserves, inspection history, insurance responsibilities and special assessments alongside the residence itself. Similar purchase prices can produce very different ownership expenses.
What May the Regular Fee Include?
Depending on the association, regular assessments may fund common-area upkeep, building insurance, management, staffing, utilities, recreation facilities and reserve contributions. Read the current budget and governing documents to identify what owners pay separately. A listing’s brief description is not a complete financial review.
Keep These Costs Separate
-
Recurring association charges: Confirm the current amount, payment schedule and any adopted increase.
-
Special assessments: Obtain written details of approved assessments, installments, due dates and the work they fund.
-
Insurance: Compare the association’s master coverage with property-specific unit-owner coverage and any separate flood coverage.
-
Other bills: Ask about utilities, parking, storage, application or transfer charges and services not included in the regular fee.
-
Repair exposure: Review planned work, reserve funding and recent board discussions, even if an additional assessment has not yet been approved.
Why Inspection Reports and Reserve Studies Matter
Florida’s Department of Business and Professional Regulation distinguishes structural milestone inspections from Structural Integrity Reserve Studies. They address different questions about building condition and funding. Requirements and timing depend on the building and applicable law; buyers should verify the association’s actual obligations and compliance status.
Use DBPR’s condominium inspection resources and current condominium FAQs for official background, then obtain the reports relevant to the property. A general online guide cannot establish whether one building has completed all required work.
How to Review a Special Assessment
Ask what the assessment covers, whether contracts have been signed, how the budget was developed, what work remains and whether additional funding is being discussed. Review recent meeting minutes and request written confirmation from the association or its authorized representative.
The purchase contract should address the responsibility for assessment payments. Review the terms and disclosure deadlines with the appropriate closing or legal professional. Do not assume the seller will pay every amount merely because an assessment began before the sale.
Compare Buildings Using the Same Questions
For each shortlisted unit, record purchase price, recurring assessments, owner insurance estimates, approved additional charges and near-term repairs. Compare actual budgets and property documents rather than selecting a building solely because its monthly fee is lower.

Frequently Asked Questions
Is a lower condo fee always better?
No. Compare what it pays for, the association’s financial condition and the work the building needs. A lower fee can reflect fewer services or a different funding approach.
Should buyers reject every building with an assessment?
Evaluate its purpose, funding, work status and the possibility of further costs. An assessment is a reason to investigate the details, not a substitute for that investigation.
Are building fees the same for every unit?
Confirm the allocation for the unit you are considering in the governing documents and current budget. Do not assume another unit’s charge applies.
