Boca Raton’s luxury residential landscape brings together contemporary downtown towers, intimate waterfront condominiums and established private-club communities. Each offers a different rhythm: dining and culture nearby, a terrace overlooking the water, or a home centered on golf, wellness and a social club.
Choosing well begins with the setting and the way you want to live. This guide highlights notable residential developments and explains how to compare a future offering with a home you can experience today. It includes both new projects and completed communities; they are identified separately below.
Downtown, reimagined.
Downtown Boca offers a range of residential experiences, from a landscaped private community to a smaller boutique building and a hospitality-inspired branded address. Start with the scale, services and timeline that suit your plans.
Downtown · Move-in-ready residences
ALINA Residences
ALINA offers a landscaped residential setting along Southeast Mizner Boulevard, with contemporary homes, generous terraces and a substantial wellness and amenity collection. Its developer currently presents ALINA 220 as the final tower available within the community and advertises move-in-ready residences. For buyers who want a newer downtown home without planning around a future delivery, ALINA belongs on the shortlist. Compare the individual tower, outlook, floor plan and available ownership opportunities.
Downtown · Boutique new development
Glass House Boca Raton
Glass House is designed around a limited collection of 28 residences at 280 East Palmetto Park Road. Its contemporary glass architecture, spacious interiors and rooftop amenity concept offer a smaller-scale alternative to a large residential campus. The appeal is privacy within a downtown setting, with city life and the coast both part of the experience. Request the latest construction update, available floor plans and developer documents before making a purchase decision.
Downtown · Branded residential living
Mr. C Residences Boca Raton
Mr. C brings a European hospitality perspective to a planned collection of 133 private residences. Published project materials describe architecture by Arquitectonica and interiors by 1508 London, with light-filled rooms, Italian kitchens and expansive balconies. This is a compelling comparison for buyers who place service and a distinctive design identity high on their list. Evaluate the proposed service program, ownership costs and current delivery schedule alongside the residence itself.
Via Mizner · Upcoming branded residences
The Residences at Mandarin Oriental, Boca Raton
Mandarin Oriental continues to identify Boca Raton within its upcoming residences portfolio. The published concept pairs private homes with hospitality services and a connection to the planned hotel through a sky bridge. Buyers drawn to a service-led address should request a current project briefing, including construction status, delivery expectations and the contractual details of hotel and club privileges. Proposed amenities and brand associations should be reviewed against the documents for the specific offering.
Resort grounds · A new residential offering
The Residences at The Boca Raton
The Boca Raton is introducing a residential offering within its resort grounds, with interiors by Pembrooke & Ives and a hospitality and amenity concept connected to the resort and club. Its appeal is the possibility of a home woven into the setting and service culture of this established Boca address. Request current plans, available releases and written details of the services and access associated with ownership; resort and club privileges should be understood individually.
Downtown · Boutique completed collection
Royal Palm Residences
Royal Palm Residences comprises 48 homes across three nine-story buildings near East Royal Palm Road and Southeast Fifth Avenue. Private elevator access, large terraces and the setting between downtown and the Intracoastal distinguish this boutique collection. Group P6 announced its grand opening and initial occupancy milestone in 2024. Buyers comparing it with preconstruction should focus on the actual residence, current association information and available resale or rental opportunities.
Lake Boca · Boutique waterfront living
Boca Beach Residences & Marina
Also known as Boca Beach House, this 32-residence development at 725 South Ocean Boulevard combines a Lake Boca setting with an 18-slip private marina. It offers a different perspective from a downtown tower: water, outdoor space and a close relationship to the coast. Marina access should be evaluated with the specific home, including whether a berth is included or separately available. A lake view does not establish dockage rights, beach access or club membership.
Private-club living, on your terms.
For buyers who prefer a house, outdoor space and a club-centered lifestyle, established communities offer another route to luxury living. Royal Palm Yacht & Country Club brings estate neighborhoods and a boating perspective into the conversation. Boca West and Broken Sound offer golf, racquet sports and a broader club amenity experience.
These are established residential communities rather than new condominium launches. Compare the home and the membership structure together: eligibility, initiation charges, annual obligations, available categories and access for tenants can materially affect the experience.

How to choose your next address.
Start with your timing. A completed home lets you assess the actual view, finishes and daily setting. A preconstruction purchase requires a current review of the construction schedule, deposit structure and contract terms.
Compare the complete ownership experience. Look beyond the purchase price to association fees, reserves, assessments, insurance and any separately charged club or service programs. Compare what is included with what remains optional.
Be specific about your setting. Downtown, oceanfront, lakefront and resort-adjacent are different experiences. Consider privacy, terrace orientation, access to daily conveniences and the actual route to the beach or club.
Review rental flexibility early. Rental listings may be available in completed communities, subject to association rules and approval. New developments may have no rentals, and an empty MLS search does not establish that developer inventory is sold out.
Frequently asked questions.
Which luxury developments should I compare in Boca Raton?
Begin with ALINA, Glass House, Mr. C, The Residences at Mandarin Oriental, The Residences at The Boca Raton, Royal Palm Residences and Boca Beach Residences & Marina. Your shortlist should reflect your preferred setting, service expectations and occupancy timeline.
Does a branded residence include every hotel or club privilege?
Privileges depend on the project and the ownership documents. Confirm included services, separate charges, membership requirements and any limits before relying on an advertised amenity.
Can I compare sale and rental opportunities?
Yes. The linked community searches are a starting point for MLS availability, and Jennifer can help review rental options and current developer offerings. Permission to rent and access to amenities are specific to the property and association.
