In Boca Raton and Delray Beach, the price of the house is only part of the ownership picture. At a mandatory-membership community, buyers may also owe a substantial club contribution at closing, then annual dues, assessments and property-association charges. An optional club and an HOA-based amenity community represent different purchases.

Many joining contributions run into six figures. The useful question is what your chosen home and membership category will cost at the time you close—not what another buyer paid last season.

How to use the figures below: This is a planning comparison, not a club quote or a ranking of the cheapest memberships. Dated schedule figures are identified, and reported amounts needing current club confirmation are labeled. Several schedules change at the end of September or October. Obtain written, property-specific figures before making an offer.

Mandatory, optional or included?

In many of the golf communities buyers compare—including Broken Sound, Boca West, Woodfield Country Club, St. Andrews, The Polo Club, Boca Grove, Bocaire, Stonebridge and Boca Woods—membership obligations form part of the homeownership review. Nearby Delray Beach alternatives include Addison Reserve, Mizner, Delaire and Gleneagles. Confirm the requirement for the exact property, including any grandfathered exceptions and available categories.

Royal Palm Yacht & Country Club membership is separately considered and should not be assumed to accompany a home purchase. Woodfield Hunt Club and the Carriage Homes should also not be confused with the mandatory-membership villages of Woodfield Country Club.

What buyers should budget.

“Annual dues” can mean a base operating figure, a dues-and-capital subtotal, or a broader estimate. Those numbers are not interchangeable. Taxes, dining minimums, carts or trail plans, service charges, capital contributions, assessments and HOA obligations can sit outside the headline amount.

Royal Palm Yacht & Country Club

Club membership is separately considered; request current invitation/nomination and approval terms.

Request the fee schedule for the membership category sought.

Buying the house should not be treated as guaranteed club admission or bundled membership.

Published amounts are references for the stated periods, not confirmation that those terms remain available. “Reported” identifies planning information not independently matched to a current club-issued contribution letter during this review. No figure above represents a complete ownership budget.

Four fee changes deserve special attention.

Boca West: The club’s joining-fee letter confirms $215,000 total ($100 equity plus $214,900 nonrefundable). Signed contracts submitted to Membership before September 30, 2026 qualify for the stated $150,000 total. Master Association and HOA requirements are separate.

Woodfield: The supplied November 1, 2026–October 31, 2027 schedule confirms $300,000 Full Equity and $215,000 Standard Equity joining totals. Its annual operating/capital subtotals are $37,593 Full and $29,159 Standard before applicable taxes and additional costs. Confirm the contribution applicable to your contract and closing.

Mizner: The lower joining rate is conditional. The schedule limits the $275,000 Golf or $200,000 Sports rate to qualifying purchases of an existing member’s home in the corresponding category, with a contract by December 31, 2026 and closing by March 31, 2027. Other purchasers face the stated $350,000 Golf or $250,000 Sports rate. Obtain the club’s written confirmation for the exact home.

Addison Reserve: Joining fees rise on January 2, 2027 from $400,000 to $500,000 Full Golf and from $200,000 to $250,000 Partial Golf. Confirm which rate applies to the closing.

Ask these seven questions before the offer.

  1. Is membership required for this property, or does an exception apply?

  2. Which category does the address require, and is that category available?

  3. How much is refundable equity, and how much is a nonrefundable fee?

  4. If you resign or sell, what refund conditions, timing and resale queues apply?

  5. Could an increase take effect between contract and closing?

  6. Which assessments are approved, and which are only being discussed?

  7. Does the village charge its own contribution in addition to the club and master association?

Ask for a consolidated closing estimate and an annual ownership budget. A clear comparison separates the home, club, association, taxes, insurance and day-to-day property costs.

The houses, beyond the fees.

Start with the lifestyle you expect to use. Compare the actual home, outdoor space, setting and daily routine, then place the full ownership budget beside it. A lower joining contribution does not automatically mean a lower total cost.

Questions buyers ask.

How much does it cost to join a Boca Raton country club in 2026?

The answer depends on the club, category and effective date. The table includes six-figure planning references, but some come from schedules that are expiring or have already ended. Ask the club for a current contribution letter and a separate annual-cost schedule for the exact home you are considering.

Are membership fees refundable?

An equity component and an initiation or capital-contribution fee may have different treatment. Broken Sound’s reviewed capital-contribution schedule describes those contributions as nonrefundable. Other clubs may provide limited equity refunds subject to conditions. Get the amount, formula and timing in writing.

Does buying a Royal Palm home guarantee club membership?

No. Treat the real estate purchase and any club application separately. Confirm current nomination, approval, category and fee requirements directly with the club.
