Parkland vs. West Boca for Families: How to Choose

Families relocating to South Florida often narrow their search to two areas that sit just a few miles apart: Parkland and West Boca. They share a lot, including space, gated communities and a suburban feel, but there are real differences. Here's how I help families compare them.

Different Counties, Different Systems

This is the difference that surprises people most. Parkland is in Broward County, while West Boca is in Palm Beach County. That affects which public school district serves your home, your property tax rates and the local services you'll use. If public schools matter to your family, confirm the assigned schools for any specific address directly with the school district, since boundaries can change.

Parkland: Space and a Quiet, Residential Feel

Parkland is known for its low-density, residential character, with larger lots, lots of green space and parks, and a strong family focus. Communities range from established gated neighborhoods to newer developments, including golf communities like Parkland Golf & Country Club and Heron Bay. Parts of Parkland also offer estate-sized lots with room for pools, play areas and more privacy.

Good to know: Parkland's quiet streets come with a bit more driving to reach major shopping, dining and the beach.

West Boca: Choices and Convenience

West Boca, generally the area west of Boca Raton's city limits, offers a wide range of communities and price points, from family-friendly gated neighborhoods to full-amenity country clubs. Many neighborhoods are close to shopping centers, restaurants and the Florida's Turnpike, which makes everyday errands and commuting convenient.

Good to know: Some West Boca addresses carry a Boca Raton mailing address but are outside the city limits. That matters for things like local services and some property tax details, so it's worth confirming for each home.

Comparing the Costs

When I compare homes for families, I look at the full monthly picture, not just the price:

  • Property taxes and any special assessments

  • HOA fees and what they include

  • Country club dues or membership requirements, if any

  • Homeowners, windstorm and flood insurance

  • Commute time to work, school and activities

Questions to Ask Yourself

  1. Which school district and specific schools are most important to us?

  2. Do we want a bigger lot or more amenities?

  3. How far are we willing to drive for the beach, dining and work?

  4. Do we want a club lifestyle or just a great neighborhood?
