A $1 million budget can lead to very different home choices in Boca Raton. Buyers may be weighing a condominium near downtown, a townhome with more interior space, or a single-family home farther from the coast. The right comparison depends on where you want to live, how much space you need, and the ongoing costs and rules that come with each property.

One current example in the live search is a residence at 120 SE 5th Avenue E, Unit 127, listed at $1,000,000 with two bedrooms, two bathrooms and 1,706 square feet. Listing details and availability can change, so confirm them before making a decision. This example illustrates the trade-off many buyers consider: location and building amenities may matter as much as square footage.
At the same budget, a buyer may find a different mix of space, condition, outdoor area and association costs in another part of Boca Raton. Inventory shifts continuously.
Condominium, townhome or single-family home?
Condominiums
A condominium may offer a more convenient location, shared amenities and less exterior maintenance. Compare the monthly association fee with what it covers, and review the building’s financial documents, insurance, reserves, assessments, inspection history, rental rules and approval process. The purchase price alone does not show the full ownership picture.
Townhomes and attached homes
Townhomes can offer additional levels, a garage or a private outdoor area while keeping some exterior responsibilities within an association. Confirm exactly what the association maintains, whether there are community or recreation fees, and what restrictions apply to pets, leasing, renovations and parking.
Single-family homes
A detached home may provide more privacy and control over the property, but the budget can vary considerably by location, age, lot, condition and renovation needs. Estimate insurance, maintenance, roof and system updates, landscaping, pool care and any community charges alongside the offer price.
Location changes the value equation
East Boca buyers may prioritize proximity to the beach, downtown, restaurants or the Brightline station. West Boca can offer different home styles, lot sizes and community settings. In either area, compare actual travel routes and daily destinations rather than relying on a neighborhood label alone. Explore Boca Raton areas and community pages such as Boca Grove, Boca West, Boca Bridges and Boca Bath & Tennis to see how the setting and ownership structure differ.
Budget for the full cost of ownership
If $1 million is your total budget, decide how much you need to reserve for closing costs, inspections, insurance, immediate repairs, furnishings and ongoing ownership expenses. A buyer whose maximum purchase price is $1 million may need to search below that figure to leave room for these costs. Financing, property type and the home’s condition can all affect the amount you should keep available.
For condos, study the association’s budget, reserves, insurance, assessment history and governing documents. For single-family homes, plan for property insurance, maintenance and any required improvements. In a country club or amenity community, verify membership requirements and fees directly with the association or club; do not assume membership is optional or included in the home price.
