The kitchen is gorgeous. The backyard works. You can already picture the furniture. Before you fall completely in love, there’s one more thing to check: the school assigned to that exact address.
If you’re looking for Boca Raton homes for sale by school zone, this guide gives you a practical starting point: 21 map-based property searches for the 2026–2027 school year, organized by high school, middle school and elementary school. Start with the school that matters to your move, browse the properties, then confirm each address with the district.
A Boca mailing address, a neighborhood name or a short drive to campus doesn’t settle school assignment. The boundary matters. So does the school year.

How do you search Boca Raton homes by school zone?
Start with the links below. Each search uses a mapped attendance area and is set to Price High to Low, so you can begin with the higher-priced properties and work down to your budget.
These searches cover Boca Raton and the broader Boca-area attendance zones, including unincorporated West Boca. A school boundary can extend beyond city limits, so some results may have another city in the mailing address. The maps follow the school areas rather than cutting them off at a city or ZIP-code line.
A quick listing note: these searches can include both sale and rental properties. Check the property type, price and status on each listing. The Spanish River search also includes coming-soon, under-contract and pending listings, so appearing on the map does not necessarily mean a home is available to purchase today.
Boca Raton high school zone home searches
Comparing Spanish River, Boca High, Olympic Heights or West Boca High? Start here. Each link opens a separate property search, so you can compare the homes within that mapped high school area.
A high school search is a useful first filter. If you also need an elementary or middle school, check those assignments separately for the same address. Don’t assume one school combination applies to every property in the search.
Boca Raton middle school zone home searches
Use these four searches to explore properties in the mapped attendance areas for Boca Raton Community Middle, Eagles Landing, Loggers’ Run and Omni.
What about Don Estridge High Tech Middle School?
Don Estridge High Tech Middle has no geographic attendance area. Admission is by Choice application, so a nearby home should not be presented as a home “zoned for Don Estridge.” The district explains this on its middle school attendance-zone page.
Boca Raton elementary school zone home searches
Here are the 13 elementary-level searches in this collection. Choose a school to explore its mapped area, then narrow the properties by your budget and needs.
Important for Addison Mizner and Verde: these two searches cover the K–5 attendance areas only. Their grades 6–8 do not have attendance areas; admission is by Choice application. Buying within the K–5 boundary does not establish middle-school admission. See the district’s elementary attendance-zone information.
Before you make an offer, check these five things
The full address. Use the district’s Find My School tool for the specific property, not just the subdivision or ZIP code. Review the elementary, middle and high school results.
The school year. This guide references 2026–2027. If your move is for a later year, check the district’s published maps and any approved changes for that year.
The route you’ll actually drive. Try the school run during the hours you would use it. A short distance on a map can feel very different when everyone is leaving at once.
The school or program’s admission process. Attendance zones, Choice programs and other admission pathways need separate checks. Confirm requirements and deadlines directly with the district or school.
The whole housing picture. Compare the asking price with association dues, any required club costs, insurance estimates, maintenance and your everyday travel needs. The school search helps narrow the map; the home still needs to work for you.
You can love the pool and still do the homework. Preferably before you’re picking out patio furniture.
School district, school zone or neighborhood: which one do you mean?
If you’re searching for “Boca Raton school district homes for sale,” here’s a useful distinction. For this guide, the useful next step is choosing an individual school attendance zone within the School District of Palm Beach County.
A neighborhood search groups homes by community. A school-zone search groups properties by a mapped attendance area. Those areas can overlap in ways that aren’t obvious from a community name. Keep both searches handy if you’re comparing a particular neighborhood and a particular school.
School assignment is determined through the district, not by a real estate website. Treat the maps here as a home-search tool and confirm the property’s assignment directly before relying on it for your move.
Frequently asked questions about Boca Raton school zones
How do I find which Boca Raton school an address is assigned to?
Enter the full address in the district’s Find My School tool linked above. Check the relevant grade level and academic year, and contact the district if the result is unclear or you need to confirm an upcoming move.
Can I search homes in the Spanish River High School zone?
Yes. Use the Spanish River home-search link in the high school section. Review each property’s listing status, then verify its exact address with the district. The search includes more than currently active sale listings.
Can I choose a school based on a Boca Raton ZIP code?
Use the full address instead. A ZIP code or neighborhood name alone is not a reliable substitute for checking the attendance boundary and district assignment.
Are these searches only for single-family homes?
No. Property types can vary, and rentals may appear alongside properties for sale. Read the listing details and narrow the results to the property type and price range you want.
Does buying a home in a mapped zone guarantee enrollment?
No. These real estate searches do not guarantee enrollment or program admission. Confirm assignment, eligibility and registration requirements directly with the district, including any changes that affect the year you plan to attend.
Can I use the elementary search to confirm middle and high schools too?
Check all three levels separately. An elementary attendance area should not be treated as a guarantee of a particular middle or high school assignment for every property within it.
