Welcome back! For many of my clients, November means opening up the Florida house after a summer away. A little planning makes the first week feel like vacation instead of a to-do list. Here's the checklist I share with seasonal homeowners in Boca Raton and Delray Beach.
Before You Arrive
Schedule a home watch visit or ask your property manager to air out the home, run the water and check for leaks or moisture.
Turn on utilities and services you paused, such as internet, cable and lawn or pool service.
Book your AC tune-up. Technicians get busy once everyone is back.
Confirm with your HOA or condo association any building projects, assessments, parking changes or new rules since you left.
Your First Day Back
Check ceilings, windows and under sinks for any signs of water intrusion.
Run every faucet and flush toilets that sat unused.
Look for pests, especially in kitchens, garages and lanais.
Test smoke and carbon monoxide detectors and replace batteries.
Check the refrigerator, ice maker and water filter.
Outside and Around the House
Hurricane shutters: If you put them up before leaving, arrange to take them down and store them properly.
Pool: Have the pool balanced and the equipment checked before you swim.
Landscaping: Trim anything that grew over the summer, especially near the roof and AC unit.
Outdoor furniture: Bring it back out and check cushions for mildew.
Vehicles and golf carts: Check batteries and tire pressure.
Paperwork Worth a Look
Review your insurance renewal and confirm coverage still fits your home.
Look over your property tax bill, which is typically mailed in November in Florida.
Update your contact information with your association and security service.
Thinking About a Change?
Season is also when many owners realize they want a different setup: closer to the beach, less maintenance, or a place family can visit year-round. If that's you, I'm happy to show you what's available while you're in town. Call or text me at 561-888-3115.
