Hillsboro Beach and the Hillsboro Mile: A Guide to Oceanfront Living

The ocean on one side, the Intracoastal on the other. Just south of Boca Raton, the Hillsboro Mile is about 3.2 miles of coastal living within the Town of Hillsboro Beach. This quiet barrier-island stretch in northeast Broward County is one of South Florida’s exclusive waterfront addresses, with A1A running through it.

What Makes Hillsboro Beach Special

  • Ocean to Intracoastal. The island is narrow, and many properties have ocean frontage, Intracoastal frontage or both. Check which setting comes with the address.

  • Small and private. The town had just under 2,000 residents in the 2020 census. Winter brings a seasonal increase in the population.

  • A historic landmark. The Hillsboro Inlet Lighthouse, built in 1907, stands at the south end of town. It is one of the area’s most recognizable sights.

  • Easy access. Boca Raton, Deerfield Beach, Lighthouse Point and Pompano Beach are nearby. Check the drive from the property to your usual stops.

Types of Properties

Oceanfront estates are a big part of the Hillsboro Beach picture, many on deep lots running from the beach to the Intracoastal. Condominiums offer another way to live here. Compare beach access and exactly which maintenance responsibilities the association handles. That combination appeals to seasonal residents who want a beach base without an estate to maintain.

Who It Fits

  • Buyers looking for true oceanfront privacy

  • Boaters who want Intracoastal dockage near the Hillsboro Inlet

  • Seasonal owners looking for a quiet beach base near Boca and Fort Lauderdale

What to Check Before You Buy

  1. Coastal construction and setbacks: Check what you can build or renovate. Oceanfront properties can come with specific restrictions.

  2. Seawalls, docks and water depth deserve a close look on Intracoastal properties.

  3. Elevation, flood zone and insurance costs belong in the comparison from the start.

  4. Condo financials and inspections matter when you are buying in a building, even with a beautiful beach outside.

  5. Beach erosion history and any nearby renourishment projects should be part of your homework.
