Beach walks on the wish list, the Ave to the north, and a quieter place to come home to. That's the appeal of Highland Beach. This small barrier-island town sits between Boca Raton and Delray Beach, with the Atlantic on one side and the Intracoastal on the other. For buyers who want the ocean without the bustle, it's worth a closer look.
What Highland Beach Is Like
Almost entirely residential. There is no downtown or commercial strip in town. The feel is residential and relaxed.
One main road. A1A is the main route, with homes and buildings along both the ocean and Intracoastal sides.
Close to everything. Downtown Boca and Mizner Park are to the south. Delray’s Atlantic Avenue, the Ave, is to the north when you want restaurants and a change of pace. Try the drive from the building you like; traffic and your destination matter.
Types of Homes
Condos make up most of the inventory, from smaller boutique buildings to larger towers with oceanfront pools and beach access. Townhomes and a smaller number of single-family homes round out the choices, including some with Intracoastal frontage and docks. Start with the kind of home you want, then get specific about the building and its access to the water.
Highland Beach Communities to Put on Your List
Start with how you want to get to the beach. Some buildings sit directly on the ocean. Others have their residences west of A1A, with a separate beach club or access across the road. Both can work beautifully, but they make for different daily routines.
Toscana, Coronado and Highland Beach Club
Toscana has three towers on a resort-style campus west of A1A, with a separate oceanfront beach club across the road. Coronado pairs two west-side towers and waterfront amenities with an Ocean Club directly on the sand across A1A. At Highland Beach Club, you can compare condos and townhomes, a waterfront amenity area and separate beach access across the road. The useful question here is how each residence, amenity area and beach route fits your day.
Regency Highland, Casuarina and 3200 South Ocean
Regency Highland offers varied residence types, Intracoastal-side recreation and private beach access across A1A. Casuarina also sits west of A1A, with Intracoastal or preserve outlooks and separate beach access. Check the individual unit’s exposure. For a boutique Intracoastal condominium, compare 3200 South Ocean, which has private beach access across the road. These are useful options when the Intracoastal side is part of the appeal.
Villa Magna, Parker Highland and Clarendon
For a direct-oceanfront condominium, put Villa Magna on your list and compare the size, exposure, floor plan and renovation of each residence. Parker Highland offers a small oceanfront building with spacious residences. Clarendon is another boutique oceanfront option. If a smaller building appeals to you, those last two deserve a look. Remember that an oceanfront address does not promise the same ocean view from every unit.
Boca Highland: One Community, Several Ways to Live
Boca Highland brings together condos, townhomes and single-family homes west of A1A, with a separate oceanfront beach club across the road. Compare Aberdeen Arms, Braemar Isle, Carron House, Dalton Place and Evanton Baye. Grand Cay Estates adds single-family estates on Grand Court within the guarded community, with Intracoastal-side settings. Pick the home type first, then compare the association details and access arrangements.
Bel Lido Isle and Ocean Place Estates
If a single-family home is more your style, Bel Lido Isle has canal and Intracoastal properties. Confirm the lot’s frontage, dock rights and beach access. Ocean Place Estates is a small gated enclave of direct-oceanfront estate homes. They offer two very different starting points for a coastal-house search.

What to Check Before You Buy
The building's financial health: Read the budget, reserves, recent assessments and planned projects. The view is lovely; the numbers deserve your attention, too.
Inspections and repairs: Ask about the status of the building's milestone inspection and structural integrity reserve study, if applicable.
Rental and pet rules: Check the actual rules for the building. They can vary quite a bit.
Insurance and flood zone: Factor the coastal location into both coverage and cost.
Amenities and fees: Look at what the monthly dues support, including pools, gyms, beach clubs and valet service. Compare the amenities you will actually use.
