10 Questions to Ask Before You Hire a Listing Agent in Boca Raton

The biggest suggested price can be tempting. Before choosing a listing agent, look at the plan behind the number. You're hiring someone to help manage the price, timing and moving parts of a sale. These questions make the conversation more useful, including when you're interviewing me.

  1. How did you arrive at your recommended price? Ask to see specific closed, pending and active comparables. An exciting number needs a clear explanation.

  2. What does your marketing plan include? Get the details on photography, video, floor plans, online exposure, agent outreach and reaching out-of-area buyers.

  3. Who is the likely buyer for my home? Ask which features and needs the home suits, where prospective buyers may be searching from and how the agent plans to reach them.

  4. How will you prepare my home for market? Look for practical guidance on repairs, staging and documents, including permits, roof age and HOA information.

  5. How do you handle showings and feedback? Agree on how often you will hear from the agent and how buyer feedback will inform the plan.

  6. What happens if we don't get the response we expect? Ask what they would review and change. You want a plan, not a shrug.

  7. How do you negotiate inspection and appraisal issues? The work continues after a contract is signed. Ask how the agent handles problems at that stage.

  8. What do you know about my community? Boca and Delray sales can involve club rules, association approvals, condo documents and waterfront details. Ask about the ones that apply to your home.

  9. How are you compensated, and what's included? Commission is negotiable. Make sure you understand the services and terms you are agreeing to.

  10. Can I talk with recent clients? Look for experience with homes like yours and ask how those sales were handled.

Red Flags to Watch For

  • A price far above the other recommendations without data to back it up

  • Marketing promises with no specifics

  • Pressure to sign a long listing agreement before you have had time to review it
