The South Florida Market Edit | Jennifer Susanne Sommers
A market headline can catch your attention without answering your most useful question: what does this mean for the home I want to buy or sell? The next step is to connect the report with the particular property, location and timing you are considering.
Start with what the report measures
AgentBoca’s South Florida Luxury Market Report covers Palm Beach, Broward and Miami-Dade. Its Q3 2026 snapshot describes July through September and the $1 million-and-above segment, with single-family homes and condominiums shown separately.
That scope matters. A historical quarter is different from today’s available listings, and a county-wide luxury segment is different from one neighborhood or condominium building. Read the reporting period and property type before using any figure in a comparison.
Choose a comparable set of properties
For a house, start with location, living area, condition, lot and setting. For a condominium, add the building, floor, outlook, layout and services. Two properties can share a bedroom count while offering very different experiences.
Keep asking which differences a buyer will notice. A renovated interior, a particular waterfront setting or a more useful floor plan can change the comparison. A broad average cannot replace a review of the residences actually competing for attention.
Use activity figures to ask better questions
Inventory, completed sales and time on market describe different parts of a market. Use them to organize a conversation about choice and competition. Then look at the current properties relevant to your shortlist.
If a listing has been available longer than expected, ask what has changed since it first appeared. If few suitable homes are available, clarify which priorities you can adjust. Neither situation provides a universal answer about the price you should offer or accept.
Keep the lifestyle decision visible
Begin with the home you need and the way you want to spend time. Review South Florida lifestyle searches alongside Boca Raton luxury communities. A focused shortlist gives the market discussion a practical purpose.
Can a county report tell me my home’s value?
It provides context. A property-specific analysis also considers relevant transactions, current competition and the home’s individual characteristics. Request that analysis when you are ready to discuss a particular address.
