Trading a New Jersey winter for Boca Raton means a few changes to the house hunt. Think outdoor living, hurricane features and a new set of ownership costs. Whether you're turning a snowbird stay into a full-time move or just exploring, here's what to compare before packing the car.
What Changes
Taxes
Florida has no state personal income tax, but property taxes still belong in your budget. Eligible primary residences may qualify for the homestead exemption and Save Our Homes assessment limits. If you're keeping ties to New Jersey, talk with a tax professional about domicile and residency requirements. Buying a Florida home does not, by itself, settle where you owe taxes.
The homes
Single-story living is common, particularly in gated and country club communities. Put the layout on your comparison list.
Pools and outdoor living are part of many home searches here. Compare the setup and upkeep for the actual property.
Plan for storage. Expect to look closely at garage and closet space rather than count on a basement.
Hurricane features matter: impact windows, roof age and wind mitigation can affect insurance. Check the details before budgeting.
Weather and lifestyle
Less shoveling, more sunscreen. Winters are mild and busy with events; summers are hot and quieter. Clubs, beaches and walkable downtowns give newcomers plenty of ways to build a routine and meet people.
What Stays Familiar
Your neighbors. New Jersey transplants are part of the local mix.
Trips home. Compare nearby airport options around the family visits you expect to make.
The food. Bagels and pizza can stay on the menu.
Where New Jersey Buyers Often Land
East Boca and Downtown Boca for walkability and proximity to the beach
Gated communities and country clubs in central and west Boca for amenities and community
Delray Beach for a lively downtown with a beach-town feel
Choose around your actual routine. Some East Boca homes put you closer to the beach, downtown dining and Mizner Park. West Boca offers different community styles, including newer gated neighborhoods. Weigh commute patterns, walkability, airport access and seasonal traffic, then decide which amenities are worth their fees.

Plan Your Move
Visit in different seasons if you can. A winter stay tells only part of the story.
Decide early whether the home will be full-time or seasonal.
Get pre-approved and include insurance, HOA and any club costs in the budget.
Work with a local agent who can explain the communities as well as the individual listings.
